The following are the requirements to be complied with:
1. Payment of the full consideration to or for the account of the grantors or
mortgagors.
2. Instrument(s) creating the estate or interest to be insured must be approved, executed and filed for record:
(a) Certificate of Title issued pursuant to a Final Judgment of foreclosure in a proper action to foreclose the following:
Mortgage in favor of Duval Federal Savings & Loan Association of Jacksonville in the original principal amount of $124,000.00, dated June 10, 1986 and recorded in Official Records Book 6148, Page 2005. Said Mortgage now held by Sherson Lehman Mortgage Corporatrion by virtue of the Assignment of Mortgage recorded in Official Records Book 6542, page 1309.
3. Payment of all taxes, charges, assessments, levied and assessed against subject premises, which are due and payable.
4. The interests of the following parties must be properly eliminated by said foreclosure action:
a) W. Scott Traynham and Allison H. Traynham, his wife
b) Notice of Lis Pendens against W. Scott Traynham and Allison H. Traynham, recorded in Official Records Book 9756, page 398, of the public records of Duval County , Florida .
c) Judgment against W. Scott Tranham and as Trustee of Jacksonville Security Moving Services, Inc. a disolved Florida corporation recorded in Official Records Book 9117, Page 1025.
d) Final Default Judgement against William Scott Traynham, recorded in Official Records Book 10165, page 223, of the public records of Duval County , Florida .
e) Federal Tax Lien against W. Scott Traynham recorded in Official Records Book 10702, Page 994.
f) Federal Tax Lien against Scott & Alloson L. Traynham recorded in Official Records Book 10702, Page 995.
g) Federal Tax Lien against W. Scott and Allison Traynham recorded in Official Records Book 11674, Page 451.
h) Federal Tax Lien against W. Scott and Allison L. Traynham recorded in Official Records Book 8216, Page 512.
i) Federal Tax Lien against W. Scott and Allison L. Traynham recorded in Official Records Book 8267, Page 1451.

NOTE: 2003 Real Property Taxes in the gross amount of $2,541.54 are PAID. Homestead Exemption: WAS allowed. Tax I.D. 082864-0000.
All other parties occupying or in possession of any part of the land at the date of filing of the Notice of Lis Pendens.
5. A search of the public records for the period from the effective date hereof through the filing of the Notice of Lis Pendens in connection with the above described action must be made and the rights of any parties whose interest appears as a result of said search must be eliminated.
6. The insured must be in exclusive possession of the land.
7. The Rights of Appeal of all parties joined as a result of compliance with items 4, 5, and 6 above must have expired.
Dismissal of litigation and discharge of the Lis Pendens filed in Case vs. W. Scott Traynham and Allison H. Traynham, being Case No. 00-6317-CA in Duval County , Florida , as disclosed by Notice of Lis Pendens recorded in Official Records Book 9756, page 398.

Schedule B of the policy or policies to be issued will contain exceptions to the following matters unless the same are disposed of to the satisfaction of the company:
1. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public records or attaching subsequent to the effective date hereof but prior to the date the proposed Insured acquires for value of record the estate or interest or mortgage thereon covered by this search.
2. Rights or claims of parties in possession not shown by the public records.
3. Easements or claims of easements not shown by the public records.
4. Encroachments, overlaps, boundary line disputes, and any other matters which would be disclosed by an accurate survey or inspection of the premises.
5. Any lien, or right to a lien, for services, labor, or material heretofore or hereafter furnished, imposed by law and not shown by the public records.
6. Taxes for the year of the effective date of this search and taxes or assessments which are not shown as existing liens by the public records or which may be levied or assessed subsequent to the date hereof. Said taxes become a lien as of January 1 of each year, but are not due and payable until November 1 of that same year, pursuant to section 197.333 F.S.
